In the St. Louis metro, some buyers want a house and do not fit a bank mortgage: ITIN, thin credit, 1099 income, or they simply do not want that process. Some owners would rather collect every month than take one check. Owner financing is the bridge. It is not magic and it is not a Casa STL loan product: it is a private contract on a specific house.

What happens, in order

  1. There is a price for the house.
  2. The buyer puts money down.
  3. The rest is paid monthly for a term the contract sets.
  4. Late pay, a balloon at the end, and who covers taxes and insurance also belong in writing — do not guess them from an ad.

Casa STL shows those figures when we have them. The site is a marketplace: you browse homes, apply, request a showing, and, if you own, list your property. We are not a bank and, by default, not a broker or a lender.

The monthly payment you see here is advertised

On a conventional mortgage, the bank publishes a rate and the payment follows. On many owner-financed sales, the listing publishes a monthly payment and a term, and not a rate. Casa STL does not invent an interest rate to fill the gap.

One home is published today: 6566 Joseph Ave, Saint Louis, MO 63133. Price $87,000, down payment $3,000, advertised monthly payment $975 with 30-year financing. 1 bedroom, 1 bath, 714 sqft. That $975 is the listing figure, not a rate we calculated. It does not include taxes, insurance, or other costs. It is not a credit offer.

If a future listing includes a rate, down payment, and term, the site can estimate principal and interest. If there is no rate, you will see the published number, labeled as an advertised payment.

Why this deal shows up in St. Louis

The metro is not one ZIP code. There are small bungalows, brick houses, and buyers who work in Spanish. A bank often wants an SSN, a score, W-2s, and a closing on its terms. Owner financing can move with an ITIN, a down payment you actually have, and a contract both sides understand. That does not mean you will be accepted. Each seller looks at different numbers.

There are also sellers who are not in a rush to pull all the cash out: a down payment now and a monthly note later can beat a low cash offer.

What a listing does not tell you

A Casa STL listing gives price, down payment, advertised monthly, term if we have it, beds, baths, square footage, and real photos. By itself it does not tell you:

  • whether a balloon is due in five or ten years
  • who pays insurance and property tax
  • how the contract is recorded in Missouri
  • what happens if payments stop

Ask those at the showing and, if you move forward, with a licensed professional. Casa STL does not replace an attorney.

How to use this marketplace

Browse the inventory. If a house fits, apply with the identifier (for Joseph Ave: 6566-joseph-ave) and ask to see it. If you want to sell with payments, do not wait for “more houses”: tell us about yours. We do not copy other sites’ ads or fill the map with invented addresses.

The tone is this: plain language, Spanish first on the site, no approval promises. Owner financing in St. Louis works when the numbers are real and the contract holds them. Everything else is noise.
