A St. Louis bank usually wants a file many people do not have ready: an SSN, a score, two years of W-2s, and a closing on the bank’s clock. If your reality is an ITIN, self-employment, thin credit, or you simply do not want that line, owner financing is another door. It is not “no paperwork” and it is not automatic approval. It is a seller who will take payments over time if the deal holds.

What you actually need

  • A down payment. Casa STL does not invent a market-wide number. Each listing states its own. The bungalow at 6566 Joseph Ave asks $3,000 down on an $87,000 price. Another house, when one exists, will have another down payment.
  • A monthly payment you can carry. On Joseph Ave the published payment is $975 a month with 30-year financing. That $975 is advertised, not an invented rate, and it does not include taxes or insurance.
  • Income you can explain. W-2, 1099, mixed: you tell that story on the application. Nobody on this site issues a bank-style pre-approval.
  • A willingness to walk the house. Schedule a showing. Photos help; vinyl floors, an unfinished basement, and a backyard make more sense in person.

ITIN is welcome at Casa STL. Choosing it on the form does not verify your identity and is not a credit decision. SSN is fine too. What we will not do is promise that “ITIN always gets you accepted.”

Limited credit is not the end of the path

Some buyers were turned away for a thin file, an old collection, or income that does not fit a mortgage box. A seller who finances looks at other things: whether the down payment is there, whether the advertised monthly fits your month, whether you show up. A seller can still say no. Casa STL does not hide that.

We are also not the only lawful path in Missouri. If a licensed lender fits you, use it. This guide is for people who cannot or do not want that loan and are looking at a contract with the seller.

How the process looks here

  1. See whether any homes are published. Today there is one, not a padded catalog.
  2. Apply: name, phone, down payment, metro area, ITIN or SSN.
  3. Ask to see it with the identifier 6566-joseph-ave if that is the house.
  4. At the visit, ask what the $975 includes, who pays taxes and insurance, and what happens if a month goes sideways. There is a list of questions.

Spanish is the primary language of the site. If you are more comfortable in English, the same pages live under /en. The deal does not change with the language.

Areas, without inventing the map

Casa STL serves the St. Louis metro. The current home is in Saint Louis, MO 63133 — we do not relabel that city. If you want another municipality, put it on the application. When more real inventory exists, it will publish with its address. We will not fake houses in north county or the inner ring to make a blog look full.

What we will not tell you

We will not tell you that you “qualify.” We will not invent a rate if the listing does not have one. We will not tell you that the advertised payment covers property tax and insurance. We will not send you an automated congratulations email: when the form is wired, it goes to Casa STL so a person can write you.

Buying without a bank in St. Louis is possible when there is a real house, a real down payment, and a contract both sides sign. Start with Apply or the Joseph Ave listing if that is the one you want to see.
